The Feel

Suissevale has a resort-style, self-contained lakeside village vibe. The island beach is the centerpiece — picnic tables, fireplaces, bocce, volleyball, climbing rocks, and parking pass access. Add the clubhouse activities, courts, playground, and postal station and you get a community that doesn't really need you to leave.

Property Types: Waterfront vs. Water-Access vs. Interior

Suissevale includes a small number of true waterfront homes, many "beach/access" homes, and interior homes that rely on the private amenities. Beach rights, the boat dock, and club facilities are the main value drivers for non-waterfront properties.

Waterfront: Highest price point. Private frontage is still subject to state Shoreland and dock/wetlands rules, and association rules may also govern landscaping and exterior changes.

Water-access (not on the shore): The pre-assigned docking policy becomes critical here. If a specific slip transfers with the property, that's a material value add — request documentation and current assignment rules in writing from the POA before you price it in.

Interior homes: Best pricing. Your lifestyle depends on how quickly you can reach the beach and dock, parking pass availability, and seasonal crowd patterns.

Docks & Boat Storage

Suissevale offers a "docking area for owners' boats, pre-assigned." This is an important distinction — many lake communities use first-come or lottery systems. If a slip transfers with a property, document that in writing from the POA before making an offer. Town and public facilities in Moultonborough have posted fees and time limits and work for overflow, but they're not a substitute for everyday docking.

Rules, Rentals & Governance

Suissevale is governed by its POA with bylaws and covenants. Expect guidance on pets, parking, trailers/RVs, exterior work, and beach etiquette. Full documentation may be available through the owner portal.

Short-term rentals are managed by both town ordinance and association rules. Moultonborough continues to debate STR policy — always verify the current town stance and HOA restrictions before banking on rental income.

With roughly 170 lots remaining, Suissevale offers real opportunity for new construction. Before purchasing, plan around two layers of regulation:

  1. The POA's architectural and land-use rules — siding, height, setbacks within the plat, and approval steps.
  2. Town and state permits — building code, driveway, shoreland, wetlands/dock, and subsurface septic.

Moultonborough's subdivision regulations require full disclosure of covenants and restrictions with plan sets. Utility planning matters too — expect well and septic (no municipal sewer) and realistic driveway grades for winter.

Where to Live Within Suissevale

Near the island beach and clubhouse: Maximum summer lifestyle and strong rental appeal. Plan for parking pass enforcement and more foot traffic during peak season.

Interior and wooded streets: Privacy, quieter nights, and often larger lots. Confirm cart-friendly routes and winter plowing norms — you'll need a vehicle or cart to reach the beach.

Structuring an Offer

Key contingencies to protect yourself:

  • Verification of dock/slip assignment status in writing from the POA
  • HOA rules and estoppel certificate
  • Septic evaluation and bedroom capacity
  • STR allowance confirmation if rental income matters
