The Hidden Cost of Wanting a Home Too Badly

There’s a meme you’ve probably seen: a cartoon dog calmly sipping coffee while the room burns around him. “This is fine.” It’s funny because it captures something very human—we normalize what we’re desperate to tolerate.


Right now, too many homebuyers are doing exactly that.


A recent survey found that 76% of future buyers would overlook major red flags to buy a home. Not outdated countertops or ugly carpet, but mold, water damage, structural issues, electrical problems, and hazardous materials. That number didn’t surprise me because buyers are careless. It surprised me because today’s market has quietly convinced many people they have to be.


After more than 750 home sales over nearly 12 years, I’ve never seen a perfect inspection report. Every home has flaws. The challenge isn’t avoiding imperfections—it’s knowing which ones matter. Old carpet is one thing. Active water intrusion is another. Treating those as equal is how buyers inherit someone else’s very expensive problem.


And that’s where seller credits can become misleading. A $10,000 credit feels like a win until the repair estimate comes back at $35,000. The credit gets folded into your mortgage. The problem stays with you.


As a pilot, I think about risk the same way I think about warning lights in the cockpit. You don’t panic, but you also don’t ignore them because you’re eager to reach your destination. You verify. You gather facts. You understand the risk before deciding your next move.


Real estate deserves the same discipline. A red flag doesn’t automatically mean you walk away. It means you get the right information—specialist estimates, insurance guidance, financing implications, and a realistic picture of what that issue could mean five or ten years from now.


Some homes with major issues are absolutely worth buying. But only when you understand exactly what you’re taking on and the numbers still make sense. What worries me isn’t buyers who are willing to compromise. It’s buyers who are so focused on getting the house that they stop protecting the life they’ll build inside it.


The goal isn’t just getting the keys. It’s still feeling good about the decision years after closing.

Compromise on paint colors. Compromise on countertops. Buy the kitchen that’s still convinced it’s 1997. But treat mold, structural concerns, water damage, electrical hazards, and environmental issues with the seriousness they deserve. Those aren’t cosmetic problems.


They’re financial and safety risks.


The right home doesn’t have to be perfect. It just has to be understood.


The buyers who slow down long enough to understand what they’re buying are almost always the ones who tell me years later they made the right decision. The ones sitting in the burning room, telling themselves “this is fine,” rarely do.
