The Truth About The Buying In The Lakes Region
Welcome, my invisible friends.
The chart above is one of the cleanest pieces of real estate data I have seen in a while. It comes from a new analysis by Aziz Sunderji at Home Economics, in collaboration with Redfin's research team, and it answers a question buyers ask me constantly: when is the best time to buy a home?
The honest answer is that there is no single best time. There are two, and they do not overlap.
Look at the chart again.
The top panel tracks fresh inventory through the calendar year. Blue bubbles mean above the annual average. Red means below. The peak is loud and clear: April through August. Buyers who want the most homes to choose from need to be in the market right now and through summer.
The bottom panel tracks buyer leverage, measured by how much sellers concede off original list price. The peak there sits four months later, from late October through December. Buyers who want the best deal need to wait until the leaves are gone.
That is the trade-off.
- Best selection runs from late April through July
- Best leverage runs from late October through November
- The median gap between peak inventory week and best deal week is 15 weeks
Late January listings run 35% below the annual average. A July buyer sees nearly twice the new inventory of a January buyer. Homes sit on the market 15% longer in late November and 9% shorter in late April. The share of homes selling above list drops from 18% above average in late April to 14% below it by mid-November.
Now let me translate this to the Lakes Region.
The Redfin study covered 45 large metros. The Lakes Region was not one of them. That matters, because our seasonality is more pronounced than the national pattern, not less.
A market built around lake summers, second homes, fall foliage, and ski-season access does not move the same way Phoenix or Detroit does. Our inventory surge is shorter, our buyer pool is more concentrated, and our pricing window is tighter. Here is what the local pattern actually looks like:
- Late April to early June is when the best inventory hits the market across Gilford, Laconia, Meredith, Moultonborough, Alton, Wolfeboro, Center Harbor, and Tuftonboro. Sellers want to be on by Memorial Day. If you are looking for a specific town, neighborhood, school district, lot type, or price band, this is your window.
- July and August still bring inventory, but buyer competition is at its peak. You will see the most homes and pay the most for them.
- Late September through November is the fall window where leverage shifts. Sellers who did not close during the season get realistic. Concessions appear. Price reductions follow. The catch is that the best inventory is gone.
- December through March is the slowest window. Less competition, but very thin selection. This window favors patient buyers willing to write a strong offer on the rare right property.
So which lane should you be in?
This is the part the chart cannot answer, and it is the part I get paid to think about.
If you have a specific must-have list, a narrow geography, family timing, or a property type that does not come up often, then selection beats leverage every time. Wait for November and you will save money on a house you do not actually want.
If your list is flexible, your timing is open, and you care more about the deal than the address, then leverage beats selection. Be patient. Be ready to move quickly in October. Let the data do the work for you.
The trap is being undecided. Buyers who want both peak selection and peak leverage end up watching the market for a year and buying nothing. That is the most expensive lane of all.
One more thing.
The chart ends at the front door. It does not measure what happens after offer acceptance, which is where most of the real money is won or lost on any Lakes Region purchase. Property condition, septic and well, association rules, winter access, lender treatment, and inspection negotiation are all where the real risk lives. Timing the season correctly is the easy part. Reading the property correctly is the work.
