🚨 Condo Financing Is Changing. 🚨

Here’s Why Lakes Region Owners Should Pay Attention.

If you own, are buying, or are thinking about selling a condominium in the Lakes Region, there is an important financing issue quietly moving into the spotlight.

It has to do with HOA reserves.

And while that may not sound exciting, it can directly affect whether a future buyer can get financing for a condo unit.

The Big Picture

Fannie Mae and Freddie Mac are tightening how condominium associations are reviewed by lenders.

In simple terms, lenders are no longer looking only at the buyer’s credit, income, and down payment. They are also looking closely at the financial health of the condominium association itself.

That includes:

• Reserve funding 
• Deferred maintenance 
• Special assessments 
• Insurance coverage 
• HOA delinquencies 
• Pending repairs 
• Litigation 
• Association financial records 

A buyer may be perfectly qualified, but if the condo association does not meet lending standards, the loan can still become a problem.

Why This Matters Locally

In the Lakes Region, many condominium and HOA communities include more than just buildings.

They may also include private roads, beaches, docks, retaining walls, water systems, septic systems, roofs, siding, common land, clubhouses, and other shared infrastructure.

Those amenities add lifestyle value, but they also require long-term maintenance and proper reserve planning.

The days of keeping HOA dues artificially low while postponing major repairs may create real financing problems down the road.

The Reserve Issue

For many condominium projects, lenders currently look for a certain level of annual budget contribution toward reserves.

That standard is becoming more important and, in certain cases, more demanding.

Beginning in 2027, some condominium projects reviewed under stricter lending guidelines may need to show higher reserve funding unless they have a current reserve study and are properly funding according to that study.

Translation: an association that has not planned ahead may find itself harder to finance.

And when financing becomes harder, marketability can suffer.

What Buyers Should Know

When buying a condo, your lender may need more than your personal financial documents.

They may also need documents from the association, including the budget, reserve information, insurance details, meeting minutes, special assessment history, and answers to a condo questionnaire.

This is why condo due diligence should start early.

You do not want to discover two weeks before closing that the association has an unresolved issue that affects financing.

What Sellers Should Know

If you are selling a condo, the strength of your association can affect your buyer pool.

A well-funded, well-managed association can make a unit easier to sell.

An underfunded association with deferred maintenance, poor records, or unresolved assessments can cause delays, financing concerns, or lost buyers.

Before listing, sellers should gather the association’s financial documents, budget, insurance information, reserve details, and any known repair or assessment information.

Being prepared can protect the transaction.

What HOA Boards Should Be Thinking About

Boards should be proactive, not reactive.

That means reviewing reserve studies, documenting completed repairs, planning for future capital needs, maintaining adequate insurance, and making sure financial records are clean and available.

Strong reserves are no longer just a financial planning issue.

They are becoming a marketability issue.

My Take

The financial health of an HOA is becoming part of the value of the property.

For years, buyers focused mostly on the unit itself: the view, the layout, the updates, the location, and the amenities.

Those things still matter.

But now, buyers and lenders also need to ask a deeper question:

Is this association financially strong enough to support the long-term value of the property?

That question is going to matter more and more in the condominium market, especially in lakefront and resort-style communities.

If you own a condo, serve on an HOA board, or are considering buying or selling in a condominium community, this is the time to pay attention.

The better prepared the association is, the better protected the owners are.
