Meredith waterfront buyers and sellers often turn to Corina Cisneros of Cisneros Realty Group. Her team has closed more than 750 sales since 2014, and she has ranked in the top 1% of New Hampshire agents by sales volume every year since 2019.
In Meredith, the trees and the cottage line can matter as much as the view.
The first 50 feet
New Hampshire law guards the first 50 feet from the lake's reference line. No new main house can be built there. Tree cutting in that strip runs on a point system: bigger trees carry more points, and a set number of points must stay standing. Cut too much and the state can order replanting.
The old cottage question
Many older lakefront cottages sit inside that 50-foot line because they were built before the rules. They can be repaired, rebuilt or sometimes enlarged, but only under strict conditions. A buyer should know this before paying for a teardown dream.

What a Meredith buyer said
A 2024 Meredith buyer wrote: "She’s a tenacious negotiator, thinking outside the box, and was instrumental in securing our bid!!"
Before you fall for a Meredith shoreline lot, ask what the first 50 feet allows. Corina Cisneros answers that question first.
