On the water in Moultonborough, the best agent knows the rules before the offer is written.
The septic rule
Since September 1, 2024, a septic check is required before a sale if any part of the system is within 250 feet of the lake. The buyer now hires and pays the evaluator. If the system is failing, the buyer must replace it within 180 days after closing. The sale does not stop on its own.
The shoreland rule
New Hampshire protects the land within 250 feet of Lake Winnipesaukee. The first 50 feet limits tree cutting. From 50 to 150 feet, at least 25 percent must stay natural woods. Roofs, drives, decks and patios all count against the lot's limit. That decides if you can add a garage or a bigger deck.
